India's SM REIT framework was introduced in 2024 for completed, revenue-generating real estate assets valued between ₹50 crore and ₹500 crore. It sits below conventional REITs, which need a minimum asset value of ₹500 crore, and gives smaller properties access to a listed, regulated ownership structure through separate schemes. Six SM REITs are now registered with SEBI, but public launches are still few. Property Share Investment Trust has led the way, with PropShare Platina, PropShare Titania and PropShare Celestia listed on BSE, and a fourth scheme, PropShare Lumina, at the draft stage. The market is small and still untested. A ₹10 lakh minimum ticket keeps the investor base narrow, secondary trading is limited, and returns depend on a few properties and tenants.
